CRESA WASHINGTON DC NEGOTIATES 24,667-SQUARE-FOOT HEADQUARTERS RELOCATION FOR DECISIVE ANALYTICS CORP. WITHIN CRYSTAL CITY

August 13, 2013 (Arlington, VA) – Cresa Washington DC, a corporate real estate advisory firm that exclusively represents tenants and specializes in the delivery of fully integrated services, announces today that it has negotiated on behalf of Decisive Analytics Corp. (“DAC”) in a 24,667-square-foot lease relocation at 1400 Crystal Drive in Arlington County’s Crystal City neighborhood.

In this 10-year transaction, Cresa Washington DC Managing Principal Tom Birnbach, Senior Vice President Dennis Tapiero and Vice President Chilton Griffin, LEED AP, represented DAC, an employee-owned company founded in 1996 that specializes in providing analytical solutions to complex problems for government as well as private-sector clients.

Cresa Washington DC’s Project Management Services, led by Griffin, is handling the move management, phased-construction and strategic planning for DAC’s relocation.

Currently, DAC is based at 1235 S. Clark St., also in Crystal City and less than a mile from its future corporate office. On October 1 of this year, DAC plans to move to its new headquarters at 1400 Crystal Drive.

“We’re extremely pleased to have completed this deal for Decisive Analytics. Our client received a strong economic package, and its new space will allow Decisive Analytics to operate more efficiently, providing it with ample room to grow,” Birnbach says.

Los Angeles-based Lowe Enterprises recently completed its $70 million redevelopment of 1400 Crystal Drive, transforming the 13-story building into a Class-A office property designed to LEED Gold standards. Features of the 308,000-square-foot building include a conference facility, a fitness center and a penthouse terrace.

In addition, it is two blocks from the Crystal City Metro station and near numerous restaurants and retailers. DAC is the initial lease at the renovated property, and it will occupy the entire top floor.

This is not the first time that DAC and Cresa Washington DC have worked together. Last year, Birnbach and Tapiero negotiated for DAC in a 1,954-square-foot lease for a satellite office at 4900 Seminary Road in Alexandria.
