The Ezra Company Negotiates For The American Anthropological Association In Its Headquarters Expansion And Relocation Within Arlington

October 15, 2013 (Washington, D.C.) – The Washington, D.C.-based Ezra Company, one of the leading commercial real estate firms in the nation that exclusively represents tenants, announces today that it has negotiated on behalf of the American Anthropological Association (“AAA”) in a 8,252-square-foot lease expansion and relocation at 2300 Clarendon Blvd. in Arlington.

In this 11-year transaction, The Ezra Company Senior Vice President David Kinney and Senior Vice President Kenneth King represented AAA, which recently moved from 2200 Wilson Blvd., also in Arlington, to its new headquarters at 2300 Clarendon Blvd.

Kinney says that AAA decided to relocate, in part, because it needed a bigger conference room, and it also wanted more efficient space to allow for current and future staff growth.

Previously, AAA leased 7,500 square feet at 2200 Wilson Blvd., though it only occupied about 7,000 square feet there, subleasing the remaining 500 square feet to another tenant.

About two years ago, Kinney and King began working with this client, after beating out more than a half-dozen other brokerage shops to win AAA’s business. At first, AAA officials were intent on buying rather than renting their new space, so The Ezra Company executives showed them a range of purchase options, primarily in the District of Columbia.

Many of these alternatives, however, proved either too expensive, or too inefficiently designed, so AAA leaders then considered renewing at 2200 Wilson Blvd. or relocating somewhere close by.

Kinney and King thoroughly analyzed market conditions at the time and, through their aggressive negotiations, secured for their client a strong deal at 2300 Clarendon Blvd. that included a competitive rental rate and a generous build-out allowance, as well as substantial rent abatement.

Arlington-based Vornado/Charles E. Smith, the Washington division of New York-based Vornado Realty Trust, owns the 14-story, 270,000-square-foot property at 2300 Clarendon Blvd., known as Courthouse Plaza II and built in 1990.
